I Have Owned, Built, Leased And Sold Across Every Service I Now Advise On
THE STORY
Andy Kaplin
Founder, Revolution Real Estate Advisors.
Twenty-five years across every chair at the real estate table.
I started in commercial real estate in 2000 at Rubenstein Partners, where I covered nine Philadelphia high-rise office buildings, three suburban office parks, and 2.5 million square feet of long-term leases as a Portfolio Management Analyst. From there I started as institutional acquisitions analyst and then Asset Manager at Legg Mason Real Estate, where I underwrote acquisitions, joint ventures, and developments across retail, multifamily, hotel, office, and industrial; I learned how institutional capital evaluates deals, manages assets, and decides when to buy, hold, or sell.
In 2003, I bought my first apartment building a four-unit I house-hacked while I was still working full time. That same year, I started my first development project, a 43-unit Old City condominium that I delivered through the Great Recession. That experience became the foundation of Revolution Development Group, where I led over $125 million of luxury condominiums, townhomes, and ground-up multifamily across Philadelphia.
I also served as Director of Acquisitions at Wolfson Group, developing big-box shopping centers, brokered investment sales at Marcus & Millichap, and from 2014 through 2023 partnered on the 507-unit Plaza Grande at Garden State Park in Cherry Hill. Along the way, I sponsored a hotel development at 200 Race Street in Philadelphia's Old City, structured a commercial real estate fund, and built the underwriting and operations infrastructure that comes with running a real estate practice for two decades.
Today, I own and operate a mixed-use urban and suburban apartment and retail portfolio across Greater Philadelphia, and advise principals generational real estate owners, family businesses, small-to-mid portfolio owners, family offices, and the wealth advisors who serve them across the full real estate ownership lifecycle. Revolution Real Estate Advisors is the formal articulation of this advisory practice. I serve clients in Greater Philadelphia and Southern New Jersey.
I sit on the principal's side of the table, and I have owned, built, leased, and sold across every service I now advise on.
WHAT MAKES THIS FIRM DIFFERENT
We own. And we advise. Across all four.
There are brokers in this market who have closed more transactions than I have. There are consultants who have written more reports. There are property managers who manage more units. None of them have done all of it.
Real estate is one discipline with four operating modes — buying, selling, developing, and holding — and a principal who only knows one mode is at the mercy of the people who know the others. The best advisors are the ones who have actually sat in every chair. There are not many of us. In Greater Philadelphia and Southern New Jersey, with twenty-five years of execution, $125 million developed, and an active mixed-use operating portfolio today, the count is closer to one.
GEOGRAPHY
Greater Philadelphia and Southern New Jersey. Deep, not wide.
Our geography is intentionally regional. We know the neighborhoods, the zoning officers, the contractors, the lenders, and the inspectors. We know which submarkets are softening and which are tightening, by quarter. We know which property managers actually work and which ones cash the check.
Our service area: the five-county Philadelphia metro (Philadelphia, Bucks, Chester, Delaware, and Montgomery), Lehigh Valley, and Southern New Jersey from Camden to Cape May. Engagements outside this geography are considered case-by-case but are not actively marketed for.
