Multi-Generational Family, 250,000 SF Warehouse Partnership

Multi-Generational Family, 250,000 SF Warehouse Partnership

Generational Real Estate Advisory

A multi-generational Pennsylvania family came to Revolution with a developer's partnership proposal in hand for a 250,000-square-foot warehouse on land they had held for decades. The proforma looked good. What the family lacked was a translator. We interpreted the waterfall, the contribution agreement, the protective provisions, and the developer's assumptions and reframed the larger question: what would the family own when the transaction was done. The result was a structure that converted generational land into income-producing hard assets the family could hold for the next generation.

Queen Village Apartments, Philadelphia (2022–2025)

Queen Village Apartments, Philadelphia (2022–2025)

Owner's Representative & Development Oversight

Revolution's own asset. Acquired in 2022 as an existing three-story building; taken through entitlement and approval; redeveloped from 2023 through 2025 with a fourth story added on top, the interior reconfigured from 6 to 7 apartments, and the ground floor built out as commercial space. Project executive and owner's representative from acquisition through 100% occupancy. The questions asked on this project Is the contractor's number too low to hold? What is missing from the mechanical plan? Will the lender fund the next draw? are the questions asked on every client engagement that follows.

Long-Term Owner, 2-Acre Suburban Rite Aid, Through Tenant Bankruptcy

Long-Term Owner, 2-Acre Suburban Rite Aid, Through Tenant Bankruptcy

Acquisition & Repositioning Advisory

Single-tenant net-lease retail used to be a bond-like asset. The bankruptcies and closures across the pharmacy sector Rite Aid, Walgreens, CVS have changed that. We were retained by the ownership of a 2-acre suburban Rite Aid site through the period of the tenant's bankruptcy and disposition. The engagement was not about finding a buyer. It was about helping the owners see the full menu of options for the asset re-tenanting with a national replacement, subdividing the existing building, developing the excess land, converting to medical office, or repositioning for a different use entirely and choosing the option that best served their long-term needs. The ownership selected an outright sale at an above-market price to a single-tenant operator. Not because that was the most theoretically interesting option, but because it fit.

Millstone Spirits Group: Multi-State Real Estate Consolidation

Millstone Spirits Group: Multi-State Real Estate Consolidation

Generational Real Estate Advisory | Acquisition & Repositioning Advisory | Owner's Representative & Development Oversight | Asset Management Oversight

Millstone Spirits Group, a multi-state spirits producer with four real estate locations across two states, needed its real estate portfolio restructured around an active production line that could not stop. The engagement was not one transaction. It was a coordinated sequence across every discipline in our practice: strategic assessment of the existing footprint and lease review (Generational Real Estate Advisory), disposition planning for the legacy locations (Generational Real Estate Advisory), acquisition of new sites for the consolidated production line and two warehouse facilities (Acquisition & Repositioning Advisory), owner's-representative oversight of the new consolidated production facility build (Owner's Representative), and the post-build operating reality of the new footprint (Asset Management Oversight) — all sequenced so production never paused.

This is the defining example of how real estate work for an operating company actually unfolds: one engagement, four disciplines, one timeline. It is not the work of a real estate broker. It is the work of a real estate advisor who looks at the whole company's operation, not just the deal.
